Terms and Conditions

To provide guests with 24 hour check-in, we have an electronic lock. Please request the access code if you have not received it.

If there are no staff on duty, you will find your room key in the hall with a note containing room and breakfast information. Please call 015394 41303 if you have any problems.

Prices and Payment Methods

The price includes accommodation and breakfast unless stated on the booking form.

We accept cash (sterling), Euros by arrangement, debit cards and credit cards.

We not do accept cheques or American Express.


A deposit is required at the time of booking, to be paid by credit or debit card.

If you book more than 14 days before arrival then the non-refundable deposit will be the cost of the first night's accommodation. unless booking an advanced purchase rate where the full balance will be taken upon booking confirmation.

The balance becomes payable 14 days prior to your stay. Failure to pay this balance amounts to cancellation and we are entitled to re-let your room.

If you book less than 14 days before arrival, the deposit will be the full amount due for the whole of your stay. Upon arrival you may be required to provide your card details which will be taken as authorisation for payment in the event of: chargeable breakages/damage; breach of no-smoking or pet policy; any extras incurred.

All room charges include a booking administration fee of 10% (calculated on payments received) for administration of the booking, enquiries or cancellation and bank and credit card charges. This adminstration element of your payment is non-refundable.

COVID date change guarantees - are restricted to any bookings where we (Lakeland House) have to close due to COVID on the instructions of the government

Room Occupancy

You must not exceed the maximum occupancy for the room allocated for you

The room occupancy is stated on each room on our on-line booking system.

Children under 16 are not permitted to stay unless a parent or guardian is also staying.

Additional people, including babies/children must be confirmed by us before you book on-line.

Any changes to the number of people booked, including babies, must be confirmed by us before your stay.


Well behaved pets are permitted by prior arrangement in some rooms, at the cost of £10 per pet per stay.

We accept only 1 pet per room and bookings for pets are accepted on the understanding that they will not be left unattended in the bedrooms.

We reserve the right to make a charge for damage or additional cleaning.

Special requests

Although we do try to accommodate special requests all rooms are subject to availability


We offer this as a free service but we cannot accept any responsibility for non-availability or poor reception during your stay. We do not accept bookings that are reliant on this service

Cycle storage

We offer free cycle storage. Any bikes left in the storage are left at your own risk and we strongly suggest that you are fully insured. We do not accept any liability for cycles locked in our storage room. We suggest you bring a lock and lock your bike as an additional precaution

Cancellation and Insurance:

Once you have booked your stay, our agreement is a legal contract and any deposit you may have paid is non-refundable. If you need to cancel please contact us immediately. For cancellations made up to 14 days before your booking you will not be liable for the total balance.

For cancellations made after this time or by failing to take up the booking without cancelling you will be liable for the total amount. For this reason you may wish to take out cancellation insurance, which is inexpensive and can be obtained from any good broker.

Non-availability: We would only cancel your booking if your accommodation was unavailable for reasons beyond our control. We would attempt to offer you alternative accommodation, however, if this was not possible or is unacceptable to you, then we would refund all monies paid by you, less an administration fee of 10% to cover the administration of your booking and cancellation and our bank and credit card charges. Our liability would not extend beyond this refund.

Arrival Procedures

Check-in: You can check in from 2 pm or earlier if the room is available.

Check-out is 10.30 am on the day of departure.

Smoking Policy

We are a No Smoking establishment. If we find guests have been smoking in the rooms then we reserve the right to ask you to leave immediately. You will remain liable for the whole cost of your stay.

Whether or not you are asked to leave, we also reserve the right to charge either a sum equivalent to one night's stay if we are unable to relet the room for 24 hours whilst it is fully aired, or an additional cleaning charge of £50.00

Guests are not permitted to cook in their rooms


We do not accept any liability for any damage, loss or injury to any member of your party or any vehicles or possessions, unless proven to be caused by a negligent act by ourselves or our employees or contractors whilst acting in the course of employment. If you ask us to store pedal cycles they must be fully insured by you. Our liability under the Hotel Proprietors Act 1956 is limited to £50.00


Any data gathered during the course of this booking may be held on computer.

Minimum stays

for longer stays that attract special prices we reserve the right to charge the full published price if you cut short your stay. For public holidays and some peak season weekends, we only accept reservations for a minimum number of nights (e.g. 3 nights minimum at Bank Holidays) and we reserve the right to charge for each/the full stay night if you cut short your stay.


We are happy to accept large groups, including single sex groups but we do not accept bookings for stag or hen night parties.

Personal Data

We hold personal data such as name, address, telephone numbers and email addresses for the normal operation of our business and for periodic marketing. You can remove yourself from any marketing emails by selecting "remove" option. Data is not shared or sold.

CCTV is used in public areas on the premises for the purposes of crime prevention. Images may be made available to the Police if so requested
